St. Johns County

Home tech for Ponte Vedra Beach, salt air and all.

From the oceanfront along A1A to Palm Valley, homes here ask more of their gear: salt air outside, big floor plans inside, and turtle-season lighting rules on the beach side. I’m just across the Intracoastal in Nocatee.

Local know-how

What’s different about Ponte Vedra Beach homes

  • Salt air is hard on outdoor gear

Close to the ocean, salt finds every connector, mount and cheap outdoor box. I use weather-rated access points and cameras, sealed connections, drip loops and corrosion-resistant hardware, and I place them out of the direct spray where I can. A quick look once a year catches problems early.

  • Turtle-season lighting on the beach side

St. Johns County’s Light Management Plan asks beachfront homes to keep light off the beach during nesting season, May 1 to October 31. The county’s guidance is amber, orange or red LED bulbs of 25 watts or less, fully shielded, mounted low and aimed down and away from the beach, with landscape, pool and palm-tree lights off. I can put your beach-side lights on turtle-safe bulbs and a schedule so they are right every night without anyone remembering. I don’t certify compliance; the county’s Habitat Conservation office answers the specifics.

  • Big floor plans and more than one floor

Larger homes, a second floor, a pool house or a detached garage are where a single router or a mesh kit runs out. Access points wired back with Ethernet, one network across all of it, and a closet you can find things in.

  • Storm season

Hurricane season runs June 1 to November 30. A rack UPS keeps the network and cameras up through blinks and for a while in an outage, and a UniFi 5G backup takes over if the internet line goes down too. It isn’t a whole-home battery; the lights still go out.

Real heatmaps, and a house you can try.

My written-up job so far is a Nocatee-area home, with the real heatmaps from before and after. The Sunrise House shows the same ideas on a beach house you can click through.

Questions

Home tech questions in Ponte Vedra Beach

Can you make my outdoor lights turtle-safe for nesting season?
I can set up the part that is technology: smart switches or bulbs on a schedule, beach-side lights on amber, and scenes that turn the rest off after dark from May 1 to October 31. The fixtures themselves need to follow St. Johns County’s rules (amber, orange or red LED, 25 watts or less, shielded, low and aimed away from the beach). The county’s Habitat Conservation office, (904) 209-0323, can answer what your home needs.
Will outdoor Wi-Fi and cameras hold up to the salt air?
They last when they are chosen and mounted for it: weather-rated gear, sealed connections, drip loops, corrosion-resistant mounts, out of the direct spray where possible. I’d rather tell you a spot is a bad idea than replace a camera every two years.
What happens to my network in a storm outage?
With a rack UPS, the network gear stays on through blinks and for a while in an outage, so the Wi-Fi and cameras keep working as long as the internet does. A UniFi 5G backup covers the internet line going down. It doesn’t power the house.
